New Home Construction: Montecito Heights
Like many in the Montecito Heights area, the site for this project was a challenge. It sloped dramatically down from the street frontage. The preferred design was a contemporary structure with a flat roof. The Homeowner’s Association was adamantly opposed to a contemporary flat roof preferred by my client. The challenge was to utilize a Hip Roof for the most part and step the plan to meet the height limit at the lower end of the structure to a maximum of 35 feet. The design went through four iterations addressing all the Homeowner’s Association's requests while satisfying the client’s requirements. The site falls within the wildland urban interface requiring significant features to limit its combustibility.
