A colleague of mine met with a friend the other day. He built a beautiful $800K barn in rural Iowa. The contractor convinced him that he did not need didn't for structural engineering, let alone architectural drawings. So, the contractor put together a crude & vague set of drawings. He explained that a lot of time was lost to tradesmen sitting at the site wondering what to do next waiting for an architect or an engineer and since the contractor charged for time and materials this cost was passed onto the owner! This type of information can be misleading to a client. Most clients want to stay on or under budget and still receive a high value in their finished product. Because the drawings and plans were not up to code, the client ended up spending more than $50k in change orders and re-dos because the project could not pass the permit process.
This is the VALUE of Architectural SERVICES! Yes, an architect can design a better building than you can imagine, but that is hard to quantify.
